The Assistant Property Manager serves as an essential onsite leader, significantly contributing to the management of rent delinquency and collection, thereby optimizing the property’s cash flow and overall financial health. You will play a critical role in the daily leasing operations, ensuring seamless execution of financial functions and operational activities. As the primary point of contact for prospective residents, you will facilitate the lease signing and move-in processes. The Property Manager will rely on your expertise in all operational matters to deliver exceptional service to our residents.
Key Responsibilities:
- Oversee rent collections, ensuring timely and accurate posting of all rents and additional income.
- Proactively manage bad debt, including the preparation of late notices and coordination of evictions.
- Assist in the processing of applications, leases, and associated documentation.
- Support the Property Manager in generating weekly and monthly reports.
- Contribute to the achievement of budgeted revenues, expenses, and Net Operating Income (NOI).
- Record and manage service requests from residents, ensuring prompt responses from the appropriate personnel.
- Assist in supervising maintenance staff and coordinate property repairs with external contractors when necessary.
- Address resident complaints and resolve issues efficiently and professionally.
- Support leasing efforts to maximize occupancy rates.
- Participate in quarterly property inspections as well as during resident move-ins and move-outs.
- Help maintain key control for both occupied and vacant units.
- Manage renewal communications with residents and facilitate the signing of renewal leases.
- Coordinate move-in communications and oversee key-making procedures.
- Conduct property walks for curb appeal assessments and collaborate with third-party vendors and in-house maintenance to uphold the property's pristine condition.
