AHS Properties, recognized as a leader in the ultra-luxury real estate sector, is on the lookout for an accomplished Senior Project Manager to spearhead multiple prestigious projects towards successful completion. In this critical position, you will supervise every facet of project execution, from initial planning and organization to final delivery. Collaborating with diverse teams including design, engineering, and construction, you will ensure that all projects adhere to the highest standards of quality, meet deadlines, and stay within budget constraints.
Key Responsibilities
- Manage daily contractor operations, overseeing construction timelines and swiftly addressing on-site challenges.
- Identify and resolve any project delays, implementing solutions effectively.
- Conduct regular follow-up and progress meetings with contractors to guarantee timely project delivery.
- Engage in meetings with subcontractors, fostering clear communication across all teams to sustain project momentum and address conflicts.
- Enforce health and safety regulations on-site to maintain a safe working environment.
- Ensure the timely delivery of materials, maintaining compliance with quality and safety standards throughout construction.
- Oversee the procurement of materials for fit-outs and landscaping, ensuring all requirements are satisfied.
- Manage contractor resource allocation to guarantee sufficient manpower for project execution.
- Provide comprehensive weekly reports to management and stakeholders detailing project progress, budget status, and encountered issues.
- Collaborate with the internal team on budget details for monthly board meetings, aligning projects with overall company objectives.
- Facilitate the transition from design to construction, ensuring the accuracy and finalization of Issued for Construction (IFC) drawings prior to work commencement.
- Work closely with internal design teams and external consultants to manage design changes and resolve conflicts during the construction phase.
- Assume site management responsibilities during the initial stages of construction, overseeing setup and hoarding, while ensuring contractors obtain all necessary approvals and permits.
- Lead the contractor selection process, including negotiations, ensuring the most capable and cost-effective contractors are chosen based on project needs.
- Ensure timely completion of all activities conducted by the internal development team and external stakeholders, including contractors, subcontractors, consultants, and external designers.
- Seek management approvals for additional budgets when necessary, presenting justifications such as feasibility studies and cost analyses.
- Implement cost-saving measures when needed, adjusting designs or opting for alternative materials.
