Role overview
The Mechanical HVAC Reactive Supervisor oversees all reactive mechanical and HVAC maintenance across London Underground assets during day shifts. This role ensures safe, compliant, and efficient fault response, maintains operational continuity, and supports adherence to contractual SLAs and KPIs. Close collaboration with the Mechanical Coordinator is key to keeping the network running smoothly.
Main responsibilities
- Lead and carry out reactive maintenance and fault response for mechanical and HVAC systems, including:
- Air Handling Units (AHUs), Fan Coil Units (FCUs), Variable Refrigerant Flow (VRF/VRV) systems, and split systems
- Chillers, pumps, motors, valves, and dampers
- Station and tunnel ventilation systems
- Associated pipework and control interfaces
- Respond promptly to faults, diagnose issues, and resolve them in line with London Underground operational requirements
- Provide hands-on technical support for complex problems when needed
SLA, KPI & Performance Management
- Oversee reactive work to meet contractual Service Level Agreements (SLAs), ensuring timely response and resolution
- Monitor and improve performance against key KPIs, such as:
- Response and attendance times
- First-time fix rates
- Asset uptime and availability
- Quality and compliance of completed work
- Escalate potential SLA risks or failures to management and the Mechanical Coordinator quickly
- Support continuous improvement efforts to enhance reactive performance and service delivery
Supervision & Team Leadership
- Supervise a team of mechanical engineers, technicians, and subcontractors working on London Underground assets
- Assign daily tasks and prioritize reactive jobs as operational needs change
- Conduct toolbox talks, safety briefings, and site inductions
- Ensure team competence, correct tooling, and compliance with method statements
Safety, Compliance & Assurance
- Ensure all activities comply with London Underground and TfL safety regulations
