As a Maintenance Supervisor, you will play a vital role in ensuring the seamless operations of our assigned apartment community. Your responsibilities will encompass managing service requests, implementing a preventative maintenance program, ensuring compliance with safety regulations, and delivering exceptional customer service. The ideal candidate will demonstrate leadership skills, possess a resident-focused mindset, and thrive in a collaborative team environment.

Key Responsibilities:

  • Dedicate 60-70% of your time to hands-on maintenance and repairs, while supervising team members and external contractors for the remainder.
  • Support the Property Manager in fostering a stellar customer service experience by adhering to Peak Simply Service Standards.
  • Efficiently prioritize and delegate service requests to the maintenance team, monitoring daily progress and following up on outstanding tasks.
  • Conduct daily inspections of the grounds, buildings, and community features to mitigate liability risks and maintain impeccable curb appeal.
  • Possess a fundamental understanding of local and state codes regarding permitting, signage, and pool safety regulations.
  • Oversee a preventative maintenance program that prolongs asset longevity and reduces future repair requirements.
  • Identify and implement energy-saving initiatives to promote sustainability.
  • Manage maintenance inventory in line with budgetary constraints.
  • Ensure the maintenance shop is organized, well-stocked, and compliant with safety and OSHA standards.
  • Implement a hazard communication program and promote safe working practices among the team.
  • Participate in monthly unit inspections as needed.
  • Assist residents with the move-in and move-out processes.
  • Oversee the key control program as outlined in Peak policies.
  • Schedule and direct maintenance tasks during unit turn events while adhering to budget guidelines, supervising all vendors and contractors involved in the process.
  • Lead the maintenance team in preparing vacant units for marketing, including restoration and cleaning tasks.
  • Direct scheduled maintenance on all equipment according to manufacturer guidelines.
  • Address and resolve resident and employee concerns promptly and professionally.
  • Assist in maintaining the cleanliness and upkeep of the office, common areas, and model units while keeping accurate records.
  • Collaborate with the National Facilities Director to acquire bids for capital improvements.
  • Work closely with the Property Manager to optimize property performance within budgetary limits.
