Key Responsibilities
- Oversee the administration and management of shop drawings and submittals.
- Investigate and resolve issues related to drawing interpretations, conflicts, and errors.
- Foster strong relationships through effective communication with project owners, design professionals, and consultants.
- Ensure projects are delivered on time and within budget.
- Support the implementation of project safety protocols.
- Assist in the execution of the project quality control program.
- Participate in monthly project review meetings as requested.
- Assist the Project Manager with contract management tasks.
Technical & Administrative Duties
- Review and maintain comprehensive knowledge of project specifications, drawings, and contract requirements.
- Understand all subcontracts, purchase orders, and agreements pertinent to the project.
- Draft and review subcontracts; execute agreements to ensure compliance with budgets and estimates.
- Assess subcontractor performance regarding schedule adherence, billings, and changes.
- Manage the receipt, review, and distribution of all change requests.
- Maintain the revision log.
- Oversee pricing, tabulation, and presentation of all change requests.
- Distribute bulletins, prepare estimates, and communicate with subcontractors and suppliers.
- Review, prepare, and track owner change orders and budget reports.
- Prepare and execute subcontractor change orders.
- Update the Timberline job cost system to reflect approved changes.
Management Responsibilities
Pre-Construction
- Participate in pre-construction meetings.
- Contribute to bid packaging activities.
- Assist with the bidding process and bid analysis.
- Support the Project Manager in pre-bid, pre-award, and pre-construction discussions.
- Help conduct Project Launch Meetings.
Project Scheduling
- Collaborate with the Project Manager and Superintendent to develop the baseline schedule.
- Update the project schedule in conjunction with the Project Superintendent.
- Review daily job logs prepared by the Superintendent.
