Position Overview
As a vital member of our team, the Mortgage Loan Officer is responsible for a range of activities essential to the company’s production functions. This role involves fostering strong relationships with borrowers, guiding them through the loan origination process, ensuring compliance with underwriting standards, and serving as a key liaison among borrowers, origination staff, and underwriters.
Key Responsibilities
- Accurately complete a 1003 loan application.
- Gather necessary documentation from borrowers, including:
- 30-day paystubs
- Last 2 years of tax returns
- Last 2 years of W2s
- Award letters, disability, trust income, etc.
- Letters of Explanation for job gaps
- Provide a needs list and complete application at first contact
- 2 months of bank statements
- Ensure timely execution of disclosures within regulatory timeframes.
- Obtain accurate Automated Underwriting System (AUS) findings.
- Analyze credit reports and financial scenarios to identify suitable loan products.
- Determine loan pricing and communicate fees to the operations team.
- Submit comprehensive loan packages to processing.
Note: Processing will not commence without a complete loan file, which includes a complete application, signed disclosures, and at least 80% of the necessary documents for underwriting approval.
- Lock in interest rates.
- Review Closing Disclosure (CD) for consistency with customer commitments, including:
- Issuing lender credits as necessary
- Collaborating with processors and branch managers to request subsidies if loans are out of balance
- Proactively resolve issues and bottlenecks throughout the production and underwriting processes.
- Provide administrative assistance in preparing and submitting loan applications.
- Coordinate, create, track, and distribute marketing materials.
- Manage databases of clients and referral partners.
- Respond to customer inquiries regarding rates, products, and loan application statuses to ensure top-notch customer service.
- Perform other reasonable duties as assigned by Guild Mortgage Company or the Managing Loan Officer.
