The Maintenance Supervisor plays a vital role in ensuring the smooth operation of an assigned apartment community. This position involves the organization of service requests, implementation of preventative maintenance programs, adherence to safety standards, and a strong commitment to customer service. The ideal candidate will lead the maintenance team with a resident-focused approach and a collaborative mindset.
Key Responsibilities:
- Perform hands-on repairs and maintenance work 60-70% of the time while overseeing associates and contractors for the remainder.
- Support the Property Manager in delivering exceptional customer service in line with Peak Simply Service Standards.
- Prioritize and delegate service requests to the maintenance team, track daily progress, and assist in completing requests as needed.
- Conduct daily inspections of grounds, buildings, and community features to mitigate liability and maintain curb appeal.
- Maintain knowledge of local and state codes pertaining to permitting, signage, and pool regulations.
- Implement a preventative maintenance program to extend asset lifespan and reduce future repairs.
- Identify and apply energy-saving initiatives to promote sustainability.
- Manage maintenance supply inventory within budget constraints.
- Ensure the maintenance shop is organized, well-stocked, and compliant with safety and OSHA standards.
- Oversee the hazard communications program and promote safe work practices.
- Participate in monthly unit inspections as required.
- Assist residents during the move-in/move-out process.
- Manage the key control program following Peak policy guidelines.
- Schedule and supervise maintenance activities related to unit turnovers, ensuring adherence to budgetary guidelines.
- Guide the maintenance team in preparing vacant units for marketing through restoration and cleaning efforts.
- Direct maintenance work according to manufacturer recommendations for scheduled upkeep of all equipment.
- Address and resolve resident and employee concerns professionally and promptly.
- Assist in the upkeep and cleaning of office and common areas, maintaining accurate records.
- Collaborate with the National Facilities Director to obtain bids for capital improvements and work alongside the Property Manager to optimize property performance within budget.
