Responsibilities:Conduct general maintenance and repairs across various trades, including carpentry, plumbing, light electrical work, HVAC troubleshooting, and appliance repair. Address Emergency Work Orders, including clearing clogs in toilets, sinks, and drains, fixing water leaks, restoring power, and rectifying unsafe facility conditions. Log completed work accurately, track billable hours, upload receipts, and manage documentation using our Property Management Software, AppFolio. Ensure clean and safe building conditions by managing common areas, maintaining exterior spaces, and facilitating unit turnovers. Travel to OCF-managed properties and various locations within the Philadelphia area to perform services, including the transport and unloading of building materials and replacement parts. Work collaboratively with property and maintenance managers to prioritize tasks and deliver timely, high-quality service. Communicate professionally and courteously with tenants and team members, particularly when addressing maintenance issues. Provide after-hours maintenance coverage, managing emergency service requests outside of regular business hours (floods, power outages, etc.). Qualifications:Possess a valid driver’s license. High school diploma or equivalent required. A minimum of 2 years of experience in property maintenance, construction, or a related field, with a solid understanding of general maintenance practices including electrical, plumbing, carpentry, and painting. Proficient in computer usage with the ability to manage digital work orders, documentation, and billing in our property management software.
