Position OverviewThe Property Operations Manager & Construction Oversight plays a pivotal role in managing the day-to-day operations of our property, ensuring alignment with WS Development's policies, vision, and values. The ideal candidate will embody both strategic leadership and meticulous execution skills. In our dynamic and entrepreneurial environment, adaptability and quick decision-making are essential. A strong focus on customer service is critical as we strive to enhance the experience for our customers, tenants, and communities. This role requires a highly collaborative approach across various functions.Key ResponsibilitiesOversee daily property operations, including snow removal, landscaping, waste management, cleaning, security, transportation services, and facility systems.Plan, organize, and supervise preventative and corrective maintenance schedules, ensuring all records are accurately maintained through our Building Engines system.Conduct regular property inspections to assess the condition of physical assets and promptly address any operational issues identified.Develop and implement a five-year capital improvement plan to enhance property assets and align with financial projections.Collaborate with construction and development teams to establish relationships with municipal partners including Building Code, Fire Safety, and Health officials.Foster positive relationships with tenants and support their needs effectively.Coordinate with tenant construction teams to ensure a smooth onboarding experience for both national and local tenants.Work in partnership with internal construction and development teams to maintain and improve property standards.Manage the property’s CAM budget alongside the General Manager, assessing financial implications of decisions.Conduct assessments that contribute to the development of long-term capital plans and budgets.Engage with knowledgeable vendors to negotiate favorable contracts.Partner with insurance providers and lenders for property inspections.Oversee vendor management, including contract compliance, insurance requirements, and optimization of staffing performance.Collaborate with the onsite team to nurture relationships within the community.
